For some the purchase of a brand new home built to order seems like an extravagance.  There are at least ten good reasons why it makes good economic sense to buy a brand new home now.

#1 - Prices are Low

Current pricing presents an astonishing value to those shopping for a new home.  Even Dave Ramsey, who preaches getting out of debt, says that prices are so good now that it is a great time to buy .  A home is the one bit of debt that makes good sense.  It’s usually the largest asset and store of wealth for the average American family.

#2 - Interest rates are low

Current interest rates at around 5% (and in some cases even lower) make owning a brand new home even more affordable.  Your monthly mortgage payment may be less than rent.  It’s one of the reasons that Dave Ramsey says that now is the time.

#3  $7,500 tax credit

The government will “advance” you $7,500 toward the purchase of a new home if you are a first time buyer.  You can get this money by filing and amended tax return for ’07, and it is well worth the effort.  It works kind of like an interest free “bridge” loan.  Since coming up with the cash required for a new home, this may be the incentive that makes it all possible.  Talk to your tax professional to learn the possibilities.

#4  Structural Integrity.
