<h3>#1 - Prices are Low</h3>
<p>Current pricing presents an astonishing value to those shopping for a new home.  Even Dave Ramsey, who preaches getting out of debt, says that prices are so good now that it is a great time to buy .  A home is the one bit of debt that makes good sense.  It’s usually the largest asset and store of wealth for the average American family.</p>
<h3>#2 - Interest rates are low</h3>
<p>Current interest rates at around 5% (and in some cases even lower) make owning a brand new home even more affordable.  Your monthly mortgage payment may be less than rent.  It’s one of the reasons that Dave Ramsey says that <em>now</em> is the time.</p>
<h3>#3  $7,500 tax credit</h3>
<p>The government will “advance” you $7,500 toward the purchase of a new home if you are a first time buyer.  You can get this money by filing and amended tax return for ’07, and it is well worth the effort.  It works kind of like an interest free “bridge” loan.  Since coming up with the cash required for a new home, this may be the incentive that makes it all possible.  Talk to your tax professional to learn the possibilities.</p>
<h3>#4  Structural Integrity. </h3>
<p>During the last decade, and especially during the last few years, the industry has made remarkable advances in construction technology.  Engineered structural lumber products provide quiet floors and clear span roof trusses will provide wide open interior space.  Your new home will withstand high wind loads, snow loads, and earthquakes.  Advances in application of window  flashing greatly reduces the chance of water intrusion into the house which not only prolongs the life of structural members and finishes in the home, but also protects against the growth of toxic molds.</p>
<h3>#5 Energy Efficiency saves you money</h3>
<p>We know for certain that energy costs will be increasing with the future.  The technology used today to insure a “tight” home begins with the framing.  It is virtually impossible to retrofit an older home with the measures currently employed.  Latest generation insulation, high efficiency furnaces controlled by night back-set thermostats, sealed ductwork and return air plenums, and dual glazed low E windows lower the cost to heat and cool your home.  Purchasing an ENERGYSTAR rated home even qualifies you for a larger loan, and the savings can more than offset the difference in your monthly cost.  Today’s technology allows us to easily make the computations required to engineer  furnaces and air conditioners for maximum efficiency as opposed to the traditional method of simply installing an upsized, energy guzzling air blaster which is neither efficient nor comfortable. Energy efficient low E windows will also reduce the sun damage on interior finishes and furnishings.</p>
<h3><a href="http://www.goldmedallionhomes.com/blog/wp-content/uploads/2008/12/pineae_chair.jpg"><img class="alignleft size-medium wp-image-39" title="pineae_chair" src="http://www.goldmedallionhomes.com/blog/wp-content/uploads/2008/12/pineae_chair.jpg" alt="" width="200" height="299" /></a>#6 Modern technologies make your new home more comfortable.</h3>
<p>The same techniques and products that will save you money year in and year out also make your home more comfortable.  A well insulated home with a properly sized heating and cooling system provides a comfortable living environment.  A humidifier and “fresh air” exchange can be included with your system will contribute to a healthy living environment.</p>
<h3>#7 Low maintenance</h3>
<p>Many of the products that go into a home today are low maintenance or truly maintenance free.  Starting from the top, most shingles are laminated fiberglass composition that will last 30 years or more.  If you want maintenance free exterior, you can select aluminum and never have to climb a ladder to scrape and paint your eaves.  Or if you choose a fiber cement product that looks like wood, you can expect to repaint only about every 10 years.  The exterior “skin” of your new home can be done in 100% maintenance free vinyl or stucco.  Composite decking needs no stain.  Dozens of window options in a variety of price ranges are virtually maintenance free.  Advances made on interior finishes, from the latest generation Anso nylon fibers used in carpeting to the high tech finishes applied to hard surface flooring and cabinetry keep your home looking beautiful and new with very little effort.   With a brand new home, you don’t have to budget a large amount of cash expenditures for maintenance. </p>
<h3>#8 Convenience</h3>
<p>Many conveniences included in new homes or added at modest cost save you time and provide comfort and pleasure.  Some examples are :  quiet and efficient dishwashers, amazing microwave ovens, built in vacuums, hand-held faucets (great for cleaning tubs and sinks), garage door openers with keyless entry systems, water softeners, alarm systems, laundry systems, built in televisions, surround sound systems,  jetted tubs, and jetted showers. </p>
<h3>#9 Personalized</h3>
<p>When you order a brand new home built to your specifications, you can select only those spaces and features that you need.  When you buy something built for someone else, you may be paying for things you do not need or really care about.  Your new home can be configured for your lifestyle and even be finished in colors and finishes that are appealing to you.</p>
<h3>#10 You know the history</h3>
<p>Best of all, just like with the purchase of a brand new car, you have the peace of mind of knowing how it’s been maintained from day one.   And you don’t have to worry about whether there are toe nail clippings ground into the carpets.  A new home comes with a warranty, so you don’t have to anticipate a big-ticket repair during the first year.<br />

<p>As I visit our customers in their new homes, I am almost always struck initially by the sophistication of their interior décor. Even if budgets are modest, the thought and care given brings remarkable results. I am continually amazed at how many different ways our customers find to demonstrate their individuality through their home décor. It’s sometimes hard to believe that these are the same basic room configurations.</p>
<h3>Super Shoppers</h3>
<p>Our customers are smart and really do their homework. This becomes very apparent in conversation. Some have no previous experience with home ownership but have done research on line and interviewed others. They are careful shoppers.</p>
<h3>Good Neighbors</h3>
<p>A strong sense of community is already prevalent when I arrive for my visits&#8211;which may be only a few weeks or months after move in. This is a big indicator that, for the most part, our new home owners are ready to extend themselves as good neighbors. It is a lot of fun to see new neighborhoods form. In a brand new neighborhood, everyone is a newbie. There are no established cliques that families have to try to crack.</p>
<h3>Adventurous</h3>
<p>And most seem to have a sense of adventure. Moving out of a comfort zone and taking the big step of having a house built and then moving in to a new community requires a bit of daring. Building a new home also requires the courage to make decisions. And getting into a new home requires a bit of resourcefulness. Our customers seem to radiate a spirit of fun and a zest for life.</p>
<h3>Eager to Learn</h3>
<p>I love an experience one of our home owners related to me recently. This couple felt they wanted to purchase a new home so that they could start building equity instead of “throwing the rent money out each month”. But they were new to home ownership and had no idea of what they could really afford. They visited with a couple of other builders, and when they expressed what they thought they could afford, were scorned. Our Gold Medallion Sales Counselor, Christine, took them seriously and hooked them up with our preferred lender, Kristen at Countrywide. They discovered that he could borrow from his 401 (k) for a down payment and eliminated Mortgage Insurance Premiums. Then they examined their life style and discovered that they were spending $600 a month in fast food. They exclaimed that eating that was “not healthy”. They found that all they needed to do was to plan ahead. They were amazed to learn that they could actually afford more than they dreamed.
